El Solar is a housing advisory in Havana. It is run by Diana Díaz, a trabajadora por cuenta propia (self-employed worker licensed in Cuba). Diana works for the buyer. She does not own the houses she presents and is not a party to the sale.
Before presenting a house, Diana takes a look at it: that the photos match and that nothing in the details looks odd. It is an editorial look, not a legal or technical one. It is not a check of the papers.
What the papers say is declared by the seller. El Solar reproduces it without checking it and without answering for it. The price in $ is a reference; the escritura (notarial deed) is signed in CUP.
The seller is not charged for presenting a house. Diana does not represent the seller.
The procedures are handled by an independent lawyer. The legal services contract is signed by the lawyer or the lawyer’s firm, never by El Solar. The lawyer signs the report and answers for it. Diana coordinates and charges for the coordination.
The notary has the last word and, where applicable, the Registro de la Propiedad (the property register) or the court.
In Turnkey, Diana is responsible for the result. The terms of each project are set in writing in its contract.
El Solar never holds money and takes no part in the signing. Payment is made with a cheque de gerencia (a bank-issued manager’s check) made out to the seller, handed to the notary. Diana does not represent both parties in the same transaction. She acts only as the buyer’s attorney-in-fact, with a poder especial de compra (a special power of attorney to buy), never as the seller’s. She signs what the power says and nothing else.

The site has no accounts and asks for no data. What you save stays in your browser. The site counts visits without cookies and without personal data.
Documents you send on WhatsApp (passport, deeds, certificates) are used by Diana only for your procedure. She shares them only with the lawyer or the notary on your case. When the procedure closes, she deletes them if you ask.
